Interior renderings and 360° tours for off-plan sales

For developers, home builders and design professionals who need to show homes before they exist. CAD ART studio makes photorealistic stills, 360° tours and furnished 3D floor plans for each unit type, from your sales plans and finish schedule, as part of its 3D interior rendering service. We work online, wherever your project is.

One model per unit type

Buyers of a new-construction or off-plan home choose a unit type, so the images follow the unit types too. We model each apartment or house type once, to the dimensions on your sales plans, and every image of that type comes from the same model.

That model then works hard. Mirrored units use the same rooms flipped. Typical floors share one model, with the view from the windows changed where it differs. Standard and upgrade finishes become material variants of the same rooms, so buyers compare like with like: the same kitchen, the same camera, two specifications.

A sales set for each unit type

A typical set for one unit type includes:

  • 4–8 still renderings, in 16:9 for websites and listings and in 4:5 for brochures and social media;
  • a 360° tour of the main rooms, as a link buyers open in any browser or VR headset;
  • a furnished 3D floor plan of each level, and a 2D color plan from the same model;
  • room areas in m² and ft², if you want them on the plans.

You choose the mix. A studio apartment may need three stills and a plan; a family home may need a tour of every room.

What buyers look at first

Buyers deciding from a plan tend to ask the same questions, so a sales set answers them in pictures. The kitchen and living area come first, because that is where most of the day is spent. Then the principal bedroom and its bathroom, then storage, and then the view and the balcony or terrace. A tour ties them together, and the furnished 3D floor plan shows how they connect. We agree the list of views with you before any modeling starts, so every image earns its place.

Planning around a sales launch

Sales material has a date, so the work is planned backward from yours.

  1. Brief. Sales plans, the finish schedule, the unit types and the views you need, with the dates confirmed in writing in your quote.
  2. Gray previews. Quick untextured views to fix the camera angles before any materials go on.
  3. Finishes and variants. Materials, furniture and light, then the upgrade variants, with two rounds of changes.
  4. Final set. Full-resolution stills, the tour link and the floor plans, named and sized for their uses.

A set for one unit type typically takes 2–3 weeks. Further types move faster once the shared materials are settled, and your quote sets the dates for each.

If the specification changes after sign-off, the model changes with it: a new worktop or floor is a material change, not a new project, and the quote for it lists only the views affected.

Keeping marketing images honest

An off-plan image makes a promise to a buyer, so we build it to match what will be handed to them. Finishes follow your specification schedule, and upgrades are rendered as clearly separate variants. Window views come from photos taken on site at the right height, or stay neutral when there are none. Loose furniture is styling, and we can show it that way.

Every image can carry a caption such as "Computer-generated image, for illustration". Rules on property advertising differ from market to market, so your sales team sets the final disclaimer wording for yours.

For home builders and real estate agents

Give buyers something to walk through. For a spec home, a new build or a listing that is still on paper, we make photoreal renderings and a 360° tour link from the floor plan you already have. A house type offered on several lots is modeled once, and each version changes only what differs: the finishes, the furniture or the view from the windows.

For design professionals

Your drawings, rendered. Send floor plans as DWG or PDF with your material selections, and receive stills up to 4K and 360° panoramas for your client presentations. Files come without our name, logo or watermark, and we show your project on our sites only with your written consent. How unbranded delivery works in practice is set out in white-label 3D rendering for home builders. If you also need drawings produced, the same team offers drafting and BIM production for home projects.

The studio behind the images

The images are made at CAD ART, a family design studio in Paraćin, Serbia, with more than 500 projects across Serbia. Its work includes residential complexes the studio designed in Serbia, so unit mixes, sales plans and finish schedules are familiar material. Three people at the studio make the renderings and tours. Every Morava Modern project is coordinated by Nađa Milivojević, our senior project manager, from the UK.

Quotes per unit type

The starting prices in the price guide apply: from $390 per still view and from $590 per room in a tour, in USD before tax. A sales set is quoted in writing per unit type, listing the views, variants, rounds of changes, files, dates and how you may use the images, before work starts.

Questions, answered

Can you render one unit type and reuse it across floors?

Yes. One model serves every unit of that type, including mirrored units. Where the view from the windows changes by floor, we change it in the images, and your quote counts only the new views.

Can you show standard and upgrade finishes?

Yes. Each finish tier is a material variant of the same model, rendered from the same camera, so buyers compare the specifications and nothing else.

Which files do you need from us?

Sales or working plans with dimensions (DWG or PDF), ceiling heights, window and door sizes, and the finish schedule. Site photos from the relevant floors help with window views.

Can you work unbranded, for our clients?

Yes. Files carry no name, logo or watermark of ours, and we publish nothing from your project without your written consent.

How may we use the images?

For marketing and selling the homes shown, in print and online, as confirmed in writing in your quote. The images stay our copyright; the quote sets out your rights to use them.

How long does a sales set take?

Typically 2–3 weeks for the first unit type, with first previews within about 5 business days. Further types move faster once materials are settled, and your quote sets the dates.

Renderings illustrate a design. Materials, products, furniture and daylight in a finished home will differ.

We visualize designs. We don't prepare interior construction drawings, product or finish specifications, or documents for permits; professionals licensed where you build prepare those.
